The home search process has many steps involved. We always suggest beginning your search 3 to 6 months before you're ready to actually move in. This gives you time to obtain your Mortgage Pre-Approval Letter, research areas of interest and find a Realtor that you are comfortable working with.
If you are purchasing your home with a Mortgage, the Lender will require a 4 Point Home Inspection. The Inspector will thoroughly check the Roof, HVAC, Electrical & Plumbing and provide a detailed report. We do suggest going with a Full Home Inspection as well; the full inspection will check every little detail and will literally tell you if a screw is loose on an electrical outlet. It is great information to take into consideration when deciding if the home really is "the one".
Cash Buyers are not required to perform any inspections; however, we strongly suggest getting one and negotiating with the Sellers any repairs and/or concessions.
Making a list of wants and needs is essential! Write down every little thing you want in your new home, from the flooring to the location and the amenities! It is our goal to find a home that checks all of the boxes, but keep in mind we may have to choose a home that checks most of the boxes and not all of them.
